Dear Andrew,
I have been talking to Clive Wicks and Amanda my solicitor in relation to outstanding matters and think we should proceed on the following basis:
- I am glad that the engineers have agreed to wide strip footings as opposed to piling, this should be far more cost effective. Could we have a copy of the engineer’s report as this will be useful for our reference.
- You can leave 100% of the topsoil spread over our proposed public open space area and prior to the time should building commence we will agree the location on site. This will result in considerable cost and time savings for you.
- Regarding the unknown GCN implications, I have asked a good contact of mine as to whether she knows of a well-informed representative at Natural England with whom I could open a dialog in relation to the site as a whole and on our remaining land. This need not hold up/ complicate any action you should decide to take in relation to this matter.
- Finally, in terms of the contract I am happy to start preparing this based on the 200k for the 1 acre site. However, as you know this will render me subject to legal and surveyor fees, I therefore feel a non-refundable contribution towards this of £5,000 plus vat should be paid in case you decide at a later date not to proceed with the purchase, but on completion this would be deducted from the balance.
Once you have decided if you wish to purchase the site we can proceed as outlined.
